6 Valuable Updates that Raise Your Home's Value
How do you prioritize design when updating, remodeling or building your home? We all want a never ending supply of cash-flow, but reality is all of our clients want to make the smart decisions that add value, as well as aesthetics to their homes.
When I design your home either from the ground up, remodel, or redesign, I always keep in mind the the longevity of value we're adding to the space. If you love kitchen trends, for example, I'll incorporate the trends that can easily be replaced down the road when you decide to sell, or upgrade the design of your home. Keeping your home as a long-term investment is another reason to incorporate longevity of style in your home. Even the quality furnishings and decor that will stand the test of time are always factored in.
Designing your home wisely from the beginning, whether you're planning to sell in the near future, or keeping your home for longevity, is key to enjoyment of your environment, and a successful ROI. I’ll explain a little about the path we take with these 6 tips while designing your home.
1. Smooth Texture
Smooth texture walls are not usually something you automatically think about when planning the interior design of your home. But it's always on our list of musts when planning for longevity in style. Most builders will currently adhere to this as standard when building new, but during a remodel it is something that needs to be incorporated during the design phase, or it could go unnoticed.

2. Updated Lighting Plan
Light fixtures are a great way to incorporate a current trend that can easily be changed in the future. But, what is not as easily changed is your lighting plan, which dictates the placement of your electrical outlets, switches, and electrical box types throughout your home. We design your plan specifically to include placement of recessed, task, and decorative fixtures including differentiating between pendants, chandeliers and sconces. When the plan is done correctly during the design phase, you will achieve the ability to transform your home environment into the tranquil space you desire currently and in the future.

3. Add More Living Space
Adding more square footage, or creating more space within rooms, will add to the cost value of your home. When we review your architectural plans during the design phase, we incorporate the correct size and flow of the interior spaces to fit your current lifestyle, and to also account for future additions that may take place. At times, we will have your architect supply additional structural supports for ease of increased space down the road. Having a plan in place will create the value and avoid further costs in the future for a redesign that is much more easily incorporated if planned from the beginning.
4. Remove Signs of Aging in a Remodel
Low ceilings, heavily textured walls, and a closed up floor plan are signs of age in a current home that will lower it’s value. These signs of age are best remedied during your design phase of your remodel. During the design phase, we prioritize the ideal outcome, even if incorporating a design in stages over time. For instance, while remodeling your kitchen, we will also incorporate raising your ceilings, new lighting plan, new flooring and wall removal during one phase. This saves a lot of time, costs, and unnecessary headaches for future remodel work.
5. Outdoor Living Space
The function and aesthetics of your outdoor spaces, front and back, have become one of the highest in value upgrades that will add to your property appeal. We incorporate your hardscape space plan, need for color, shade sources, and seating areas, extending your livable space into the natural environment. As we all spend more time at our homes, the value of livable outdoor space has increased exponentially.
