Past and current experience designing and styling high value homes also applies to Airbnb listings and I have some great secrets to share with you.

Tip 1: Know Your Ideal Guest

Knowing your ideal guest will influence your best design. For example, do your guests have children? Be sure to have lots of outdoor and indoor play space such as a game room, swimming pool, volleyball court, etc. If your ideal guests are professionals who may be working while vacationing, create an office center with a desk and a charging station. If they are couples looking for romance, be sure to have surround sound for soft music, a beautiful waterfall and a romantic fireplace.

Tip 2: Keep the Space Light & Bright

Luxury vacationers prefer homes that are light and bright over dark and dated. Incorporating stylish light fixtures with the right amount of ambient, task and accent lighting will create an atmosphere for relaxation for your desired guests. Painting the interiors the right color, in a light shade, will also help to brighten the space.

Tip 3: Favor Open, Clutter-Free Spaces

Offering your guests a visually open, uncluttered, space allows them to live their vacation time in an easy, relaxed, comfortable setting they want in a home away from home. Ample seating can be achieved by a soft sectional and accent chairs, upholstered dining chairs and barstools, and extra storage in the bedrooms. No need for lots of knick-knacks, or small art print collections on the walls. A few carefully selected accent pieces are all that are needed to create a serene mood.

Selecting local art, accents, and decor will make your guests feel special and remind them of where they're vacationing. For Arizona clients, I like to add a bit of the modern Southwest, with custom succulent centerpieces, and contemporary artwork with sunset and landscape themes.

Tip 5: Bring in Some Greenery

Low maintenance greenery such as succulents and fiddle leafs bring beauty and life to the interiors, and are especially important for listing photos. They also add a sense of well-being to your guests, keeping the space a peaceful and relaxed.

Tip 6: Go the Extra Mile

Create a sense that your guests are cared for by offering a variety of amenities to enjoy while they stay. Stocking refreshing snacks and fruits in the refrigerator, drinks and spirits in the outdoor bar, and toiletries and fresh towels in the guest rooms will allow your guests to stay worry-free.

Tip 7: Get Professional Photos Taken
